The team at Jennor transformed Victoria House, a landmark commercial complex in Newcastle Business Park, into a Cat A fit out, ready to be tailored to the needs of future tenants.

Hytronik played a key role in retrofitting the lighting system, implementing an efficient and flexible control solution capable of dividing the space into independent areas and adapting the lighting configuration based on tenant requirements. The system was designed to comply with standards such as CIBSE LG7, ensuring optimal visual comfort and energy efficiency.

The challenge

The project required a lighting solution that:

The solution

1. DALI/Bluetooth controllers, to:

• Adjust brightness based on natural light in open-plan spaces.

• Automatically switch on and off non-dimmable luminaires.

• Optimise energy consumption while maintaining visual comfort and simplifying control in low-demand areas.

2. Motion sensors installed in bathrooms and corridors to:

• Automatically switch lights on and off, ensuring they operate only when needed.

3. Quick connection boxes, to:

• Group luminaires and sensors into predefined modules, enabling centralised control (e.g., adjusting rows of luminaires near windows or turning off lights in specific zones).

• Simplify installation with a plug-and-play design, eliminating the need for extensive wiring, reducing installation time, and enabling easy reconfigurations in the future.

4. Astronomical time clocks, to:

• Automatically manage exterior lighting, synchronised with sunrise and sunset, without manual adjustments.

5. Bluetooth receivers, implemented in the car park to:

• Schedule automatic on/off lighting times via the Koolmesh app, ensuring lights are used only when necessary.
